Numa Signs Its First Property in Poland

AYA Properties Fund and Curtis Group sign the Berlin-based hospitality platform to operate 56 units for flexible stays in central Warsaw from 2027

Berlin/Warsaw, 14 October 2026 // Numa has signed a long-term lease to operate 56 units for flexible stays at Chmielna 13A in central Warsaw, marking its first signing in Poland. The building is owned by a joint venture of Belgian real estate investor AYA Properties Fund and Polish family-owned Curtis Group.

Chmielna 13A sits between Nowy Świat and Marszałkowska, steps from Plac Pięciu Rogów and a few minutes’ walk from Centrum metro station. The joint venture is converting the building’s 46 existing apartments into 56 units averaging around 50 square metres, with a lounge, gym and outdoor patio. Numa will fit out the apartments with its digital operating system, from booking and check-in to keyless access, and plans to open in the first half of 2027.

The building also houses the Goethe-Institut and two well-known Warsaw restaurants, Mąka i Woda and Supperlardo.

“The old categories in European hospitality are disappearing. Guests no longer think in hotels or serviced apartments, they think in cities, locations and the kind of stay they want,” said Dimitri Chandogin, Co-founder and President of Numa. “We see this shift in Warsaw just as in other European cities: people combine business and leisure, stay for one night or several weeks, and expect their stay to be simple and digital from booking to checkout. That is the kind of travel Numa was built for.”

Warsaw’s hotel market recorded occupancy close to 80 percent in 2025 and a record nominal RevPAR, while visitor numbers remain 20 to 28 percent above 2019 levels, according to HVS. Poland becomes Numa’s 16th country and extends Numa’s presence in Central and Eastern Europe.

“We looked at many buildings in Warsaw before we signed Chmielna 13A,” said Ladislav Szabo, General Manager CEE at Numa. “For us, it was important to find the right building and the right partners: a strong city-centre location, generously sized rooms, and owners who understand the competitive advantage that a technology-backed hospitality product can create. Poland is an ambitious, entrepreneurial and forward-looking market, with people who are open to new ideas and embrace the type of product Numa provides. Warsaw is our starting point, and we are excited about what comes next.”

AYA Properties Fund and Curtis Group acquired Chmielna 13A from CPI Property Group in September 2026. It is AYA’s third investment in Warsaw, following Metron in 2024 and Sienna Center in 2026. Curtis Group, a Polish family-owned company with a 40-year investment track record, developed Curtis Plaza in the early 1990s, one of Warsaw’s first modern office buildings.

“Bringing Numa to Chmielna 13A is a key step in our plan for the building. A long-term lease with an experienced international operator secures stable income from the residential part and brings a new hospitality brand to one of Warsaw’s best locations. We are proud that Numa chose our building for its expansion in Poland,” said Mateusz Siejka, Chief Investment Officer, AYA Properties Fund.

“Chmielna 13A has an excellent, timeless location, ideal for visitors travelling to Warsaw for business and leisure. Numa is the right partner to bring its residential part back to life. Our focus now is on delivering the refurbishment on time, so that Numa can welcome its first guests in the first half of 2027,” adds Mikołaj Niemczycki, Vice President, Curtis Group.

International advisory firm Charles Irvine advised on the transaction, bringing its expertise in real estate investment and capital markets across Central and Eastern Europe.
“Warsaw is one of Central Europe’s largest and most compelling hospitality markets, and the property sits in the heart of the city centre. Acting on behalf of AYA and Curtis on the acquisition, we were also pleased to have identified Numa as a long-term operator and to welcome them to Poland,” said Neil Gregory-Eaves, Managing Partner at Charles Irvine.
