Numa extends its footprint across Germany

New builds, take-overs, conversions: whatever the building, Numa makes it a place to stay

Numa now operates more than 30 properties in nine German cities, seven years after opening its first property in Berlin. New projects extend a portfolio that spans new developments, conversions and hotels taken over from previous operators.

Two trends are meeting in German city centres. Vacant office space in the seven largest German markets grew to around 8.5 million square metres by mid-2026, and the average vacancy rate rose to 8.5%, up from 7.7% a year earlier, according to JLL. At the same time, Germany set a new record for overnight stays across all types of accommodation, with 497.5 million in 2025, according to the Federal Statistical Office (Destatis). For owners, this creates an opportunity: they can find new demand for buildings in central locations by giving them a new purpose in hospitality.

"Owners and investors want an operator that turns their building into stable, long-term income. At Numa, we’ve spent seven years building a proprietary operating system that connects pricing, guest service, housekeeping and maintenance through one data infrastructure. AI is embedded in these workflows, turning data into operational decisions and actions. The value lies in how the system works together, supporting efficient operations and visibility over performance across the portfolio. With more than 150 properties in over 40 European cities across 15 countries, we've shown that our model works in very different markets and asset types. That's the experience we bring to every new partner, in Germany and beyond," said Dimitri Chandogin, Co-Founder and President at Numa.

Seven years, nine cities

Numa opened its first property in Germany in Berlin in 2019. Since then, Numa has expanded to Munich, Hamburg, Frankfurt, Düsseldorf, Bonn, Bremen, Cologne and Stuttgart. The latest openings are Numa Hamburg St Georg, a former Novotel that Numa converted and reopened in September 2025, Numa Stuttgart Rotebühlplatz in November 2025 and Numa Munich Ludwigsvorstadt, a revitalised former hotel, in July 2026. Numa's German properties are as varied as the cities: newly developed assets, existing buildings that Numa has refurbished, and hotels taken over from previous operators, in five cases without interrupting operations for guests.

What comes next?

Seven years after its first property in Berlin, Numa's growth in Germany is far from over. In Stuttgart, two more properties are planned, including the conversion of a former office building on Marienstraße, and more are to come. Numa's ambition is to become the operator owners think of first when their building needs a new future, in Germany and across Europe.
