Numa Expands Italian Portfolio With Five New Properties Across Rome, Milan and Florence
The deals combine property developments and historic restorations, reflecting Numa’s flexible real estate partnership model.
BERLIN, 29 September 2026 // Numa, Europe’s leading tech-enabled hospitality platform operating hotels and accommodations for flexible stays, has added five properties in Italy during the 2026 summer season to its Italian portfolio across Rome, Milan, and Florence.
In Rome, Numa took over two existing buildings: one on Via del Basilico, now operating as Numa Rome Via Veneto, and a second on Via del Leone, rebranded as Numa Rome Condotti, located just steps from the Spanish Steps.
In Milan and Florence, growth has been driven through tailored restoration projects. Numa Manfredo, located adjacent to the existing Numa Camperio in central Milan, has been redeveloped within a historic palazzo that incorporates the remains of a 16th-century Benedictine monastery. In Florence, Numa opened two distinct new properties: the first, on Via Fiesolana in the Santa Croce district – the comprehensive redevelopment of a former hotel – brings Numa’s tech-driven operating model to a central, culturally rich setting within easy reach of the Duomo. The second, on Via della Robbia, is a Liberty-style villa featuring preserved wrought-iron balconies, a carved stone entrance, and an original wooden door. Inside, exposed brick barrel-vaulted ceilings and patterned tile flooring have been preserved, while a private rear garden courtyard has been converted into a guest common area.
“These five new openings are a clear expression of our flexibility and our ability to seamlessly adapt to the country’s rich historical context,” said Umberto Ottaviani, General Manager Italy at Numa. “Whether we are revitalizing a 16th-century monastery in Milan or integrating into the classic architecture of Rome and Florence, our cutting-edge digital platform makes this possible. Our technology empowers us to efficiently manage complex historic assets, standardizing operations without ever compromising the unique heritage of each property.”
The mix reflects Numa’s versatile approach to real estate partnerships. Rather than enforcing a single rigid deal structure, the company adapts to the asset and ownership needs – taking over existing operations where owners seek continuity, or co-steering restoration projects from concept to completion.
"Italy's real estate market is one of the most fragmented in Europe, with ownership concentrated primarily in private, family-owned businesses, holding diverse assets from straightforward takeovers to complex conversions,” said Dimitri Chandogin, Co-founder and President of Numa. “Selecting an operator for a portfolio like that is a long-term commitment, not a transaction. It takes more than someone who can just run the properties, it takes a partner who delivers real returns. That's precisely what Numa was built for: flexibility, reliability, and growth owners can count on."
The five new properties build on Numa’s growing footprint in Italy and form part of its broader European expansion, which currently spans over 40 prime cities across 15 countries.
